Boston Green Building’s Design-Build division is very excited to have just begun work on a gut renovation of this Prospect Hill single family home in Somerville. Architect Steve Baczek developed the program of floor plan changes and high performance systems/insulation that will bring the home into the 21st century.
Initial challenge: the timberframe “bones” were in solid structural condition, but due to settling over the years; the foundation had gone out of level. The structural evaluation of the house after demolition of plaster, revealed a solid frame that would have no problem with the stresses of shoring and lifting, so we’ll be lifting the house off the foundation and installing a new gradually tapering sill to take about 3″ of tilt out of the overall structure. Once the house is set back down, we’ll get busy with framing for a small dormer addition and a complete renewal of all the systems.
Our clients have a vast book collection that will line many of the rooms of the house and be integrated into the architecture. Also look for Clever Green Cabinets’ touch in the coming weeks for the kitchen, bath vanities and other built-ins. Other scope includes a new basement floor and a finished mud room, all new windows, a new roof and interior finishes.
Check back often for updates on this exciting new project. The next update will document the house-lifting and shoring.
